Developers spurred into market by bull run in stocks, series of successful QIPs.
Three real estate companies — Lodha Developers, Subrata Roy’s Sahara Prime City and Delhi-based Emaar MGF — each filed a draft red herring prospectus (DRHP) today with the capital markets regulator, Securities and Exchange Board of India (SEBI), to raise in all as much as Rs 10,000 cr from the primary markets, sources said.
While Lodha is expected to raise anywhere between Rs 2,500-3,000 cr from the initial public offer (IPO) of shares in the next three-four months, Sahara Prime City plans to raise up to Rs 3,450 cr in the next few months. Emaar MGF, which aborted its plans to raise Rs 7,000 cr early last year, plans to raise Rs 3,850 cr in the IPO by selling 11.50 million shares, sources said.
Last Friday, Delhi-based developer Ambience Ltd filed a DRHP with Sebi to raise as much as Rs 1,125 cr through an IPO, with a green shoe (over-allotment) option of Rs 168.75 cr. Godrej Properties, which earlier postponed its plans, is also planning to launch its Rs 500 cr IPO in the next three months, where it plans to sell 9.4 million shares to investors.
While Sahara will utilise what is raised from the IPO to develop townships in 99 cities, Lodha and Emaar are expected to use the proceeds towards their upcoming projects.
According to analysts, the recent Bull Run in stock markets and the series of qualified institutional placement (QIP) of shares by property developers has given confidence to private unlisted developers to enter the markets. The benchmark Sensex has risen 33.8 per cent in the past year and nearly 4 per cent in the past month, while the BSE Realty index, which tracks property stocks, has risen over 30 per cent in the past year and nearly 4 per cent in the past month.
A number of developers such as Unitech, DLF, HDIL and India bulls have raised Rs 10,000 cr through QIPs since the beginning of the year. According to estimates, IPOs worth Rs 40,000 cr are expected to hit the markets in the next six months. At least 14 real estate companies are waiting to tap markets with IPOs and QIPs in the next six months.
“The way QIPs have been sold, I do not have doubts about investor interest in IPOs. If companies are good and projects are bankable, they can easily raise funds from investors,” said Ambar Maheshwari, director of investments at DTZ, an international property consultant

Starting a business and/or expanding one for less than ,000 without conventional loans and financing might be easier than you think. Many people are looking for ways to control their financial future due to this economic mess. Many Americans have either lost their job, have their pay reduced or think they are in danger of losing their job in the near future.
This economic recession is world wide and hasn’t discriminated. From banks and lenders, to Wall Street, to well known businesses, this recession has stripped Americans of not only cash flow or earnings but the equities they own in stocks, bonds, real estate and other investments.
Not only has unemployment rate has reached or exceeded 10% depending upon the state, the real unemployment, including part time and applicants not looking for a job anymore, the rates may have exceeded 20%. Many states have seen real estate loses up to 50% of their value since 2006. California, Arizona, Florida, New York and Nevada have gone through major job and real estate market changes.
In this recession, many lenders have tightened their conventional lending standards and have made it almost totally impossible to obtain financing. Additionally, if they will finance your project, the restrictions could be immense and monies available limited to economic times.
Additionally, startup businesses have more obstacles to overcome and therefore U.S economic growth and/or expansion has been limited.
What does this mean to the company employee, the business person and/or the established business. This recession has created a tremendous opportunity to start and/or expand a business for under a ,000 investment. The types of industries we will address include construction, trucking, transportation and all small business niches.
Since the lenders and banks have tightened their lending models, secondary lending markets have been created. The amount of repossessions and off lease products the lenders have taken back in this economic upheaval hasn’t been paralleled since the Great Depression.
Banks are sitting on repossessed real estate, construction equipment and trucking, transportation vehicles, medical, and tons of other commercial items that we will describe later….These lenders must move these inventories as quick as possible to free up cash flow and working capital. These lenders are working with local and/or regional dealerships, liquidators, auction houses and other qualified parties to move these inventories.
As part of the liquidation process, these lenders are offering easy qualifying to prospective start up and seasoned businesses in order to move these items. Easy qualifying can be in the form of the price and financing. We have seen minimum personal credit score qualifications as low as 500 with down payments starting at zero. In some lending markets, there are no credit check programs, no personal credit is pulled. This includes start up businesses as well..
Based upon this information, we have seen numerous examples of construction trucks, semi trucks, construction equipment, limousines, medical equipment etc being financed as low as a couple of thousand dollars down…Once again, this is based upon sub standard credit lending practices. .
The financing described above is in the form of leasing. The lender will lease the equipment, truck etc to the applicant, whether a start up or not, and offer a buy out option at the end of lease period. This buyout could be offered out at a .00, 10 %, 20%, fair market value etc…..Obviously, these buyout formulas will have an impact on the monthly payments.. These leases usually run from 24 to 60 months depending upon the age of the equipment being financed..
Lets recap at this stage, the most important investment step can be obtained with marginal credit, the down payment is minimal and now we have at our disposal a income producing asset……Lets review some numbers,

Estimated Monthly payment
Including taxes……………………..00
Residual Buyout ……………………..10%
Based upon these assumptions, we need to come with a small budget to project out our monthly expenses. , Gasoline, Telephone, Utilities, Product Costs, Insurance, Financing payment, etc. Each business is different but a budget is a budget to come up with monthly expenditures. Once we have come up with these monthly expenses, we need to look at the revenue stream. Whether it is based upon a signed contract, an estimate based upon projections, the revenue stream must cover the expenses to make sure the investment is worth it. The front money for these other expenses should be minimal, a deposit maybe for rent, insurance, utilities, etc should run around 00-5000 depending upon the business…….
Based upon the combination of the down payment on the asset we acquired, see above, and the monies required to get the business running, 00-5000, we are up and running for under ,000 without conventional financing.
The next question the start up or seasoned business is asking, is where are all these great items I can acquire without good credit. The answer is through contacting lenders for bank repos and off lease lists, internet search inquiries, contacting lease and financing brokers etc.
Check out internet through Google, Yahoo etc and enter off lease repos for sale, off lease semi trucks for sale, off lease construction trucks or equipment in the search entry area. You will find a starting point for the items for sale. The internet search for auctions and liquidators would be another great source of items for sale.
The internet is a great way to create and run a business. Not only can you find the right equipment, trucks, etc to acquire without conventional financing.The internet is a marketing highway to generate sales without another major investment. The following are ways to minimize your advertising through the following special methods:
Paid per Click, s, Article Marketing, Video Marketing, Social Bookmarking, Feeds, Forums, etc…
It is good idea that a website should be designed and updated monthly by a webmaster. The upfront costs on this area could run you 0-00. This website should be keyword intensive describing your business, services etc. Once this is established, then the marketing methods above can be utilized to drive traffic and generate sales from your website.
Even though paid per click isn’t free through Google, Yahoo, etc, it will automatically generate traffic to your website. The other traffic methods mentioned above can drive tons of traffic to your site for free. ( blogs, rss feeds, social bookmarking, forums and article marketing )
The search engines love good content to post on the left of their search engines for free. Good content is driven by matching keyword content, videos, press releases, to a well written and designed website. Irrational exuberance has returned to the equity markets – that’s the view from Asian-based investment brokerage, “Mann International”.
Sources close to the firm say that global equity values do not reflect the condition of the global economy and valuations are more indicative of the unprecedented levels of liquidity pumped into the financial system by the world’s central banks in an effort to re-inflate asset values virtually destroyed by the credit crisis.
“Mann International” believes that equities are advancing largely due to investors being swept along by the herd mentality. Analysts at the firm suggest that much of the recent gains are primarily the result of late arrivals in the form of retail investors because many institutional investors are selling into strength and that, eventually, selling pressure will overwhelm buying activity.
The DJIA surged after better-than-expected Q3 results from JP Morgan Chase which reported strong performance from its fixed income business. One of the “Mann International” sources suggested that investors needed to be mindful of the fact that the relaxation in the mark-to-market accounting rules gave banks a certain degree of poetic license with regard to the valuation of toxic assets that remain on their balance sheets.
The firm has issued a warning to its clients advising them to remain cautious of entering the markets at what could eventually be looked back upon as a high point.
“Mann International”: The US Federal Reserve may intervene to prop up the dollar.
“Mann International” analysts are thought to believe that the time is fast approaching where the US Federal Reserve may step in to the currency markets to defend the value of the dollar.
The US currency has fallen consistently against those of its six most active trading partners as investor concerns mount that the US government is locked into its zero interest rate policy. The current declines in its value were exacerbated by the decision of the Reserve Bank of Australia to raise its benchmark interest rate by 25 basis points thereby becoming the first of the major economies to begin reversing monetary stimulus.
“Mann International” analysts believe that this action shifted attention on to other developed economies and the outlook for interest rate levels in the months going forward.
The overwhelming consensus is that US unemployment and the precarious state of the economy reduce the likelihood of a rate hike in the world’s largest economy as it is feared such a move would stifle the already fragile recovery but “Mann International” sources suggest that the recent surge in US equity values and slowing rate of job losses may give the Fed a reason to begin modest monetary tightening to defend the dollar.
Although “Mann International” does not believe currency market intervention to be a strong likelihood, one of the sources pointed to the UK’s bid to defend the pound before its currency was ejected from the ERM (Exchange Rate Mechanism) in 1992 as an example of the perils of trying to manipulate the currency markets.
More likely, the sources suggest, is the ending of the Fed’s treasury buy-back scheme (quantitative easing) which could restore some modicum of faith in the world’s reserve currency.

In what is being seen as a comeback and a positive economic indicator, the Dow Jones Industrial average topped 10,000 points on Wednesday. This is the first time the Dow has topped five figures since October 2008.
The Dow is now up 53% from its lowest point in seven years of 6,547 on March 9, 2009. This increase is considered by many to be the best-known indicator that investors are recovering their confidence in the economy. Many experts believe that the comeback of the market is a sign that the United States economy is recovering from the financial crisis and recession.
Positive earning reports from companies like Intel and JP Morgan Chase helped the Dow rally, and these experts hope that additional earning reports will continue to perform at or above expectations. Third-quarter earnings, especially reports from major banks, are the focus this week. Goldman Sachs and Citigroup Inc. will report Thursday, followed by Bank of America Corp. on Friday. Since the initial drop in the Dow was caused in large part by the unstable investments of banks, including sub-prime mortgage loans, these earning reports are being closely watched.
Other analysts warn that rising unemployment rates and the weak housing market pose a threat to a complete economic recovery. The Dow is still 29% below its all time high point of 14,164 in October 207. The Commerce Department reported that retail sales fell 1.5% in September. While this figure is bad news, it is better than the anticipated 2.1% decrease forecast by many experts. Sales rose in 2.7% in August, as a result of the Cash for Clunkers auto stimulus program.
While the economy appears to be in the midst of a recovery, the fall out from the recession is still visible. The unemployment rate for September is 9.5% and the number of foreclosures and bankruptcies are still rising. Jobless rates are predicted to top 10%, which translates to 15 million jobless in the United States. While many experts consider these issues to be lagging indicators of an economic recovery on a national scale, individuals who have recently lost their jobs or their homes see little comfort in the rising Dow.
The rising Dow has the media and economic experts excited, the average American may not have much to cheer about. Signs of a recovering economy invite hope on the large scale, from a governing perspective, but on the individual level, these indicators don’t always apply. Individuals will still judge the economy by their personal indicators: employment, credit card debt, home loan issues, and personal budget. In Arizona credit repair is on the rise, meaning may people are still looking to recover from the last couple years of hardship.
