Central Ohio Home Sales DOWN In July 2010

I’m waiting for final confirmation of the numbers, however one of the perks with being a real estate agent is that we have access to live home sales data via the MLS system. Using the MLS I can see what properties are available, when they go into contract and when they close.

I’ve noted that this year has been better than last year in terms of volume of sales, however I made a prediction around April of this year – Once the tax rebate runs out there will be a large correction in the market.

At this point I think it’s starting to appear , I pulled the July 1st-25th numbers this week comparing 2009 to 2010 period-over-period and noticed a HUGE drop in sales. By huge I’m talking around a 30% drop in terms of home closings. Thankfully resale and DOM is the same, however the huge drop in home sales is personally scary because if it stays at this rate we’ll start to see a slide again in Central Ohio home prices.

These figures were gathered via the Columbus MLS inclulding Franklin , Pickaway , Fayette , Madison, Licking, Fairfield & Delaware counties. This is my personal research and does not represent any advice.
